In 2004, BDG purchased this 86,000 SF office building after an abbreviated 14 day due diligence period. During due diligence, BDG was able to obtain a tenant commitment for 35 percent of the rentable space and close quickly to meet the tenant’s requirement for occupancy. Over the course of five years, we were able to create a thirty percent increase in property value.

When BDG acquired this 65,000 SF industrial property in 1999, the building was under-utilized with a mix of industrial tenants. BDG then bought out the leases of existing tenants, proceeded with a total renovation of the building, and re-leased the property to tenants that had been pre-committed, increasing rents from $16 psf to $23 psf.

The Merano, Bullfinch Triangle, Boston, MA
In 2005, The Mass. Department of Transportation issued a Request for Proposal for five development sites in the Bulfinch Triangle/North Station area. BDG submitted a response for Parcel 1B, located adjacent to a building in our current portfolio, 98 North Washington Street. BDG proposed a mixed-use development of 480,000 total square feet, to include two hotels, office, retail and parking uses. We were designated the developer of these two parcels and have taken this project through the entitlement process, winning approvals from the BRA (Article 80), MEPA and ZBA. We now have a development site that is poised for take off as early as 2010
