BDG (as general partner) was responsible for restoring this historic 800,000 SF property, repositioning an existing hotel and office use to Class A office with ground-level retail and food court. The Statler is the second largest building in the city of Buffalo.
BDG took over of Pickering Wharf after it was newly developed, but losing money. With strong management and imagination, we turned Pickering Wharf around within the first year. BDG initiated many local community events including the first Pickering Wharf 10K road race.
The Essex was constructed in the late 1980’s as a unique residential full-service retirement community. Designed as a handsome Federalist-style community, offering one and two bedroom luxury apartments with twenty four hour security, dining room, heated indoor pool, housekeeping and chauffeured transportation. The Essex was converted to condominiums in the 1990’s and remains an active community today.
Located across from Jamaica Pond, The Georgian was previously owned by the Salvation Army and run as a home for single mothers. We purchased the property in 1985 under a subsidiary of Boston Development Group, named Prime Living, Inc.- dedicated to creating elegant, full-service residential communities designed for active retirees. Within a year, we transformed the vacant property into one of the first Assisted Living facilities in the state.
The Quality Inn was purchased circa 1985 as a hotel. Boston Development Group rehabbed all baths, guest rooms and common areas. We reflagged the hotel to a Quality Inn and ran it at high occupancy and profit until sale of the building.
Lorraine Terrace was purchased in the early 1990s as a run down complex of apartments. Boston Development Group renovated approximately 65,000 square feet including 12 buildings of 44 residential units. Through intensive management, we were able to increase the rent almost three fold.
The Regency Club was purchased as 260 key hotel and converted by BDG to a 160 unit independent living facility. We successfully managed the Regency Club until sold to The Kolberg interests.
Originally purchased in 1985, BDG transformed this vacant property, located across from Jamaica Pond, into one of the first Assisted Living facilities in Massachusetts. When the economy shifted, BDG adapted the use and converted the property to high-end condominiums that sold within a year’s time.
